Merging apartments in luxury developments is becoming more and more popular with a number of buyer groups. Its attractiveness stems from a number of factors, not least the ability to create a large space tailored to the buyers’ specific needs. But what are the key things to consider when undertaking this task?

Alla DeLion is the Design Director of the Melbourne interior architecture firm Studio Mint, the firm that is helping clients successfully merge two or more apartments in the six-star luxury South Yarra development, Capitol Grand. Below, she answers some common questions about the topic.

What are the main things to consider?

When merging two or more apartments, a key thing to consider is the central entry points that lead into large living areas (living room, dining & kitchen). From this point, we are able to envelope this space with bedrooms and other amenities that add to a single apartment. A key objective here is to eliminate long corridors.

What are the key benefits of merging an apartment compared to just buying a bigger apartment?

At present, it is difficult to find a brand new large apartment that is a combined area of two standard sized apartments. The key benefits of merging apartments is the ability to customise your external views, whether it be horizontally (two apartments side by side) or vertically (combining two apartments that are directly above each other). Another benefit is the additional service points (e.g. water and electricity) that are available to create a personalised space.

How does Studio Mint approach the process of merging apartments?

We have a lot of experience in this field and our approach to merging two dwellings begins with understanding what each client wants spatially. It is important that we capture most of what is required by the client, as it is essentially an exercise in creating a bespoke home within a high rise envelope. After initial space plans have been provided to the client, meetings are held to discuss preferred layouts, and how these can be achieved within the building’s services requirements.

Why is merging apartments becoming more popular? And amongst what demographic?

The practice is becoming more popular, particularly for people and families who are looking to downsize from large suburban houses. Having an extra-large apartment gives them the same area but, in the majority of cases, in closer proximity to lifestyle amenities such as public transport, shops and restaurants.

What are some of the key things people are looking to include when merging apartments?

Some of the key things people look at when merging apartments are butler’s kitchens, walk in robes, ensuites for secondary bedrooms, separate laundries and powder rooms.

Is merging two apartments expensive?

Generally the exercise of merging two apartments is a cost saving exercise because developers are likely to sell two apartments at a slightly lower rate. Because of this, many clients find they have the budget to make upgrades, such as to the apartment finishes.
